The Texas Real Estate Market - 2014 Wrap-up

2014 did not start off like everyone thought it would: like a rocket. Yet, by the end of the year we saw the second best 4th quarter in home sales in the history of the state.  66,664 homes were sold in Texas in the fourth quarter, an 8.46 percent increase from the same quarter of 2013.

As the mortgage rate dropped below 4% in the middle of the year, home sales began gaining momentum. By the end of the year home sales were going as fast as ever. As a result, the home inventory is very small. This is going to slow things down a bit as the cycles continue.

IMG_1206What is not slowing down is jobs growth. Even with the oil and energy sector taking a hit from the low price of oil, jobs continue to grow faster than you’d think. Forbes  ranked Houston the second strongest job market among 150 major American cities in a report they published at the end of 2014.  Houston (including the Woodlands and Sugarland) was ranked #2 in the US.

That left the unemployment rate for the Houston area at about 4.5 percent compared to the national average of 5.8 percent.

Vacant residential lots are still being bought up by builders and they are building and selling their homes. Growth can be seen everywhere you look around the state.

It would be imperative for you to get help from a Texas Realtor in determining the price of your home when you get ready to sell. You wouldn’t want to leave money on the table. Your home may be worth more than you realize!
